Terms & Conditions.
The terms that apply to every INSPEKT™ inspection — scope, payment, cancellation, exclusions and liability under New Zealand law.
1. Scope of inspection
All residential inspections are carried out in accordance with NZS 4306:2005 – Residential Property Inspection.
The inspection is a visual, non-invasive assessment of reasonably accessible building components at the time of inspection. The report represents the condition of the property on the inspection date only and is not a warranty or guarantee of future performance.
We report facts observed on the day, not guesses about hidden damage, and we do not provide repair specifications. INSPEKT™ is not responsible for changes made after the inspection, such as new gardens, landscaping or alterations. All inspection photos are kept as a record.
2. What we inspect
Where reasonably accessible, inspections generally include:
- Site
- Structure
- Exterior
- Roofing
- Roof space
- Interior
- Plumbing
- Electrical
- Insulation
- Ventilation
3. Inspection limitations
- Our inspections are visual only.
- We do not dismantle, remove or disturb building materials, linings, insulation, floor coverings, furniture or stored items.
- Hidden, latent or concealed defects cannot be identified where they are not reasonably visible.
- Where moisture meters are used, readings are indicative only and should not be considered conclusive evidence of moisture intrusion.
4. Exclusions
Unless specifically quoted as an additional service, inspections do not include:
- Weathertightness investigations
- Invasive moisture testing
- Thermal imaging
- Engineering assessments
- Structural design reviews
- Building compliance assessments
- Property valuations
- Asbestos testing
- Methamphetamine testing
- Pest inspections
- Underground or concealed services
- Mechanical, heating or solar system performance testing
- Operating security alarms, heating systems, ovens, cooktops or dishwashers (noted only)
- Unsafe or inaccessible areas, such as tight crawl spaces, steep or high roofs without safe access, or insanitary areas
5. Weathertightness and invasive testing exclusion
- INSPEKT™ residential property inspections are visual and non-invasive and are carried out in accordance with NZS 4306:2005 – Residential Property Inspection.
- A standard INSPEKT™ residential property inspection is not a specialist weathertightness assessment, invasive moisture investigation, or destructive investigation and should not be relied upon as such.
- The inspection does not include drilling, cutting, removal of cladding, linings, flashings, flooring, insulation or other building materials, or opening wall, ceiling, roof or floor cavities to investigate concealed conditions.
- Where a non-invasive moisture meter is used during the inspection, any readings obtained are indicative only. Moisture-meter readings do not establish or guarantee whether a building is weathertight and should not be interpreted as conclusive evidence of the presence or absence of moisture ingress, decay, mould, structural damage or other concealed defects.
- Moisture readings are reported in general terms (for example normal or elevated) to show where further checks may be needed. Invasive testing may give different results and should only be carried out by an experienced, competent practitioner.
- A visual inspection cannot determine the condition of concealed framing, cavities, membranes, flashings or other components that are not reasonably accessible or visible at the time of inspection.
- Where the property's age, construction, cladding system, observed condition, moisture readings or other findings indicate a potential weathertightness concern, INSPEKT™ may recommend further investigation by an appropriately qualified weathertightness or building specialist.
- Any such specialist investigation is outside the scope of the standard INSPEKT™ residential property inspection unless separately agreed in writing.
6. Reasonable access
Areas that cannot be safely accessed, are obstructed or concealed cannot be inspected. This includes roof spaces, subfloors and roofs where safe access is not reasonably available. Any inaccessible areas will be noted within the report where appropriate. Any limits set by the owner or agent, such as no roof walking or no ceiling-space entry, will be recorded in the report.
7. Payment policy
Request first, card later. No card is required to request an inspection. INSPEKT™ arranges access and offers the appointment date, time and price before sending you a secure card link.
Secure your appointment. Accept the offered appointment and price by securely saving your card. Your booking is secured only after card approval. Nothing is charged before inspection day.
Full payment on inspection day. The full inspection fee is automatically charged to your authorised payment method on the day of the scheduled inspection, approximately two hours before the appointment time. For inspections confirmed on the same day, the fee is charged at confirmation.
By authorising a payment method, you give INSPEKT™ permission to process the full inspection fee on the inspection day as described above.
All prices are displayed in New Zealand Dollars (NZD) and include GST unless otherwise stated.
8. Failed payments
If the final payment cannot be processed, INSPEKT™ reserves the right to withhold the inspection report until payment has been received in full. Any outstanding amounts remain the responsibility of the client. Interest may be charged at 2% per month on overdue balances, and any reasonable debt recovery or legal costs incurred may also be charged.
9. Cancellation policy
- If you cancel more than 24 hours before the scheduled inspection, no fee applies and any payment already taken is refunded in full.
- If you cancel within 24 hours of the scheduled inspection, a late-cancellation fee of $150 incl. GST applies, charged to your saved payment method. Any inspection fee already paid is refunded.
- No cancellation fee applies where INSPEKT™ cannot perform the inspection through no fault of yours — any payment taken is refunded in full.
- INSPEKT™ reserves the right to waive or vary cancellation fees where appropriate.
10. Report reliance
Inspection reports are prepared solely for the named client. No third party may rely upon or reproduce the report without INSPEKT™'s prior written consent.
11. Professional standards & liability
INSPEKT™ maintains Professional Indemnity Insurance. Evidence of insurance is available upon request. Our inspections are completed in accordance with NZS 4306:2005. INSPEKT™ is not liable for hidden, latent or concealed defects that could not reasonably have been identified during a visual, non-invasive inspection. Liability is limited to the extent permitted under New Zealand law.
12. Disputes
If you believe your report contains an error or omission, please notify INSPEKT™ in writing as soon as reasonably possible. No repairs, alterations or remedial work should be undertaken before INSPEKT™ has had the opportunity to inspect the alleged issue, except where immediate action is necessary for safety or to prevent further damage.
13. Copyright & acceptance
All reports remain the intellectual property of INSPEKT™. Reports may not be copied, distributed or relied upon by any third party without written permission. By confirming your booking you confirm that you have read and accepted these Terms & Conditions before the inspection takes place. Prior to the inspection being completed, you will also be asked to accept our full Terms of Engagement.
14. What every report covers
Where relevant to the property, each inspection and report will:
- Identify and describe the key items inspected
- Report on the condition of those items
- Identify risk factors and any ongoing monitoring needed
- Identify significant issues or defects and their likely causes
- Recommend actions, including further or invasive investigation where needed
- Explain the possible consequences of not following those recommendations
- Note maintenance needs for gradual deterioration and future upkeep
15. Verbal assessments
Verbal assessments follow the same inspection process as a written report. Findings, recommendations and the possible consequences of not acting on them are discussed with you on site and again by phone or video within 24 hours, and recorded in our field notes, which you may be asked to sign.
A verbal assessment is spoken only. INSPEKT™ does not produce a written summary report for a verbal assessment, and our field notes and photographs are retained by INSPEKT™ and are not provided to the client. Only a written builders report provides a written record of the inspection.
